A 1,000-year-old watermill that dates back to before the Domesday Book of 1086 has gone on the market for £2.3 million and is tipped to make the new owner a lot of dough.

That’s because Calbourne Water Mill on the Isle of Wight is a working mill that produces up to 50 tonnes of flour and rolled oats per year.

The mill is currently run as a popular living history tourist attraction and the current owners added holiday cottages, several small museums, adventure golf and pedalos.

The ‘unique’ property comprises a working mill, a number of museums, an adventure golf course, pedalos, a cafe, war museum and five eco cottages. It also has a host of birds including ducks, chickens, doves and 25 peacocks

But estate agents Strutt & Parker say the new owner could take it back to just its original use if they wanted or take on the successful ready-made leisure business.

The mill dates back to before the Domesday Book of 1086 and still grinds grains and groats as an everyday mill making flour and oats.

Attached to it is a millhouse, which provides 1,184 sq ft of accommodation. Within the grounds are two cottages and five luxury eco lodges which are let out as holiday properties.

The property also has a kiln and pottery workshop and shed (pictured) , all sat within 14 acres of beautiful countryside

The expansive property is surrounded by the lush, picturesque countryside and even has its own apple orchard, river and a pond where you can go fishing

Fred Cook, from Strutt & Parker, said: ‘It’s an absolutely unique property, there’s only one like it and it’s extraordinary.

‘It’s very rare to have a commercially-operating water mill, especially one that is still going after 1,000 years of operation. It’s one of the oldest working watermills in the British Isles.

‘This was one in a string of five down the river but this is the only one left.

‘It makes enough flour for the demand the Isle of Wight requires, but it could do a great deal more.

‘There’s an existing millwright and team of staff who I’m sure would be happy to stay on. Locally the mill is a much-loved landmark.

‘It’s a viable business and the holiday let side of the business is very much a diversification to support the mill.

‘The current owner had a passion for that, but somebody would not have to take the holiday let side on if they didn’t want to.

‘It’s got a very wide market – somebody that wants to take on a leisure business you have got all these elements there.

‘But a deep-pocketed buyer who just has an interest in mills might just want to keep the mill going and live in the millhouse.

‘It’s currently divided into two holiday lets but it could very easily go back to being one millhouse.

‘And with the blessing of a conservation officer and planning permission you could probably extend it if that was to help preserve the mill.

‘The grounds that surround it are really wonderful. It’s a peaceful and tranquil setting.

‘There’s a lot on offer. It’s an extremely pretty building in a very pretty setting, it would appeal to a wide range of buyers from somebody looking for a nice house to live in through to somebody who wants a working leisure business.’
